Castlewood Trails’ Terms and Conditions (Policies)

    1. Check-in 3:00pm, Check-out 11:00am 
    2. Cancellations: For cancellations made more than 21 days prior to check-in, there is a $50 cancellation fee. For cancellations made from 21 days to 15 days prior to check-in, the $200 deposit is forfeited. 14 days prior to your arrival, your credit card will be charged the full amount of your stay. This is non-refundable.
    3. Smoking is NOT allowed inside cabin. Smoking is allowed outside only.
    4. People other than those in the Guest party included on the reservation are not permitted on the property. Any other person on the property is the sole responsibility of Guest and will be an automatic forfeiture of $200 deposit.  Guests are not allowed to exceed the occupancy limit agreed to in the reservation. No parties or events allowed.
    5. No campers or tents allowed on the property without prior approval of owner. Number of guests in camper and tents should be included in the reservation.  Automatic forfeiture of $200 deposit if campers or tents are on property without approval.
    6. Pets are not allowed.  Automatic forfeiture of $200 deposit if pets are taken on the property without permission. 
    7. Guests should not create excessive noise at a level that disturbs others in the area; while there are not neighbors close by, please try to be respectful of the other cabins in the area.
    8. The cabin is privately owned; the Property Owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Property Owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
    9. Keep the property and all furnishings in good order. Please do not move outside furniture around on the deck area.  If property is left in excessive disorder, an additional cleaning charge may be incurred.  Do not damage or cut down trees on the property.
    10. The property is inspected before and after each rental. ANY damage to the property or furniture, as well missing items (including sheets and towels) will be charged accordingly based on replacement cost.
    11. Parking: Parking is limited to 4 Vehicles are to be parked in designated parking areas only.  Parking on the road is not permitted.  Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
    12. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate.   We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
    13. Garbage: Any garbage must be stowed in the proper garbage or recycling receptacle, located outside on road in front of the cabin.
    14. Hot Tub: No children under the age of _12_ permitted in hot tubs at any time, without adult supervision.  When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk.  Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons.  They will break and you may be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm.
    15. Fireplace: The fireplace is a wood burning fireplace. Never leave unattended, when burning.  Use only the firewood provided or purchased firewood for fireplaces.  Please do not throw any paper or other combustible materials in the fireplace.   Make sure the FLUE or VENT is open before lighting the fireplace. The Fireplace is closed from ___March 1 through October 1___; it is not operational during this time of the year.
    16. Outside Fire Pit:  Children should always be supervised by an adult.  Do not leave a fire unattended.  Please use downed limbs from around the property to burn in the fire pit.  Firewood provided is not intended for use in the fire pit.  You can purchase bundles of firewood at the local convenience stores if you prefer to use firewood in the fire pit.  Do not put any combustible materials in the fire pit.  Please do not cut down trees on the property.
    17. Charcoal Grill: Please use only charcoal recommended for charcoal grills in the grill.  Do not overbuild fire in grill.  Do not move grill around on the deck.  Leave it out from underneath the deck cover.
    18. Water and Septic: The cabin is on a well and septic system. The mineral content in the water is high.  During a drought, the well water may have an odor.  The septic system is very effective; however, it will clog up if improper material is flushed.  DO NOT FLUSH anything other than toilet paper.  No feminine products should be flushed at any time. 
    19. Storms or inclement weather: No refunds will be given for storms or inclement weather. Mountain or country roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow/icy months. We do not refund due to road conditions.
    20. Wildlife: Due to the rural nature of the area, there is the possibility that guests may encounter wildlife, insects or stray animals.  The property is professionally treated both inside and out for pests.  Four your safety, please do not approach any wildlife or stray animals.
    21. For security purposes, Castlewood Trails’ outside perimeter is monitored by security cameras.

    By accepting this reservation, the Guests agree to all of the terms set forth in the above Rental Rules and agree to abide by them.  Additionally, the Guests agree to assume full liability or responsibility for injuries or damages which may occur as a result of use of the property or its amenities and agrees that the Property Owners do not assume this responsibility.  Failure to abide by ALL the rules set-forth above, could result in additional charges.
